The Property I own (have owned for a decade since new) is situated in the desirable location of Greetland, Halifax, I have decided I will "explore" selling with my tenants in situ as this type of property is in a mixed owner and let block of 8 'exclusive' ultra modern Duplex 2 bedroom, with 2 bathroom, 2 storey Duplex block with a very rare garage and parking space.

There is another slightly larger 2 bedroom Duplex (with no garage) selling from December 2025 for £140,000.

My let Duplex is let to work in full time employment. Very good tenants (have been tenants for several years) always pay rent on time, paying rent at a slight premium and have done so for a few years at £775.00 per calendar month.

I would be open to selling the Duplex off the market as not listed yet with any estate agent.

I would be open to exploring with a discount, off market at the very good price of £117k. The actual value is closer to £130,000. Bearing in mind I purchased it for £105k a decade ago.

The rent could be increased to £800.00 and tenants will be fine with this.

I am all about looking after the tenants so £117k is sufficient. That gives £13,000 equity and yield of above 8%.
