It would appear that The Little House was originally built between 1929 and 1937 as a factory for Thomas Smith’s Brush & Basket making shop on the High Street.  It is still possible to see the advertising painted onto the brickwork at the top of new Hall Road.

However, it is also recorded as being a Grocers’ shop; proprietors J H Birch in 1934, Miss Woollam (dates not recorded)  and Alfred Ernest Davies from 1941. During the 1920s and 1930s The Little House also served as a lunchtime canteen for the workers at the nearby Chad Valley Factory on the High Street.

The Little House is also recorded as being a factory for making prams and mending mangled mangles! More recently, during the 1980s, it was used as a repository for newspapers prior to distribution. When I purchased The Little House in July 2017 it had been rented out to a private tenant for the previous 10 years.

The Little House was in need of complete renovation and refurbishment requiring a new roof, new floors and new walls all in accordance with the Telford Council Buildings Regulations.

The property consists of combined sitting room, dining room and kitchen.  The kitchen is completely new and includes a new plumbed in washing machine and fridge freezer as well as a brand new and unused built in electric hob and oven.  There are also plenty of storage cabinets and drawers.

The living space measures 3.20m x 4.70m and the loft bedroom measures 3.20m x 3.70m a with an ensuite shower room with a WC and wash hand basin.

Total area approximately 30.1 square metres.

The bedroom has a high ceiling with exposed original wooden beams and a skylight to make the most of the light.

The windows are brand new and double-glazed for warmth.

The insulation meets all current Telford Council Building Regulations requirements. In fact the entire renovation of The Little House was overseen by Mark Kelly from Telford County Council Building Regulations team.

With The Little House you get the best of both worlds; a period property with an interesting history with all the benefits of a new build.

The property is all electric but it does have a gas supply that is currently capped but can easily be reconnected by an appropriate gas fitter.

The Little House is 0.5 miles (a 3 minute walk) from the Railway station with regular trains to Birmingham and the fast train takes 41 minutes so it is a perfect commute for anyone working in Birmingham.

The property is Freehold.
